Case study · Bulgaria Move: They sell direct. I made sure buyers get it.

Iva and Martin sell and rent their properties themselves, with no agency and no fees. I built the whole site around that owner-direct story, so buyers moving to Bulgaria sight unseen know exactly who they're dealing with.

The problem

Iva and Martin own the properties they sell and rent in Bulgaria. There's no agency in the middle and no commission, which is exactly what buyers abroad want, but it's hard to believe from a screen thousands of miles away. Most property sites look like agency sites, so theirs had to look and read like the opposite.

They also needed to keep listings current themselves: adding new houses, changing prices, marking places as sold. Without a developer, and without learning a complicated admin panel.

What I built

I built the site on Payload CMS, an open-source headless CMS. Properties, the blog and every page are structured content, so each listing has its own page with photos, price, monthly-payment option, location, plot size and condition.

Then I connected Payload to Claude and ChatGPT through MCP (Model Context Protocol). Iva and Martin can add, edit and remove properties by simply asking their AI assistant, for example "add the house in Somovit at £13,500 with these photos", and it updates the live site. The regular admin panel is still there whenever they want it.

The design is built around their owner-direct story: who they are, why there are no fees, how their Freedom Plan lets buyers pay monthly, and practical guides for people moving to Bulgaria.

How it went

From design to handoff took two weeks. They came to me with an AI-generated hero section as a reference; I turned it into a full design, built the CMS and the AI connection, launched the site and showed them how to run it.

Highlights

Iva and Martin run the whole catalogue themselves, from a chat window or the admin panel.

Business Websites: how I work

Their listings, managed by talking to an AI

  • Run it from Claude or ChatGPT

Payload is wired to MCP, so they add, edit and remove properties by asking their AI assistant.

  • Structured listings

Every property has its own page with photos, price, location, plot size and condition.

  • Pay monthly, built in

Listings show the Freedom Plan monthly price next to the full price.

  • Built to get found

Clean URLs, a guides blog and structured pages, so buyers find them from search.

“We're not an agency, we sell our places ourselves, and we didn't have a good way to show that. Martin actually listened to what makes us different and built the whole thing around it. Now when someone lands on it, they get who we are straight away.”
